The Rutherford County housing market continued to show signs of increased activity in February, with both pending contracts and closed sales rising compared to the same time last year. Pending Sales & Closings Increase

Contracts written in February were 16% higher than February of last year, continuing a trend that began in January when pending sales also saw a significant year-over-year increase.

That rise in buyer activity translated into more completed transactions as well. Closed sales in February were up 12.5% compared to last February, indicating that increased contract activity from previous months is beginning to carry through to final closings.

Inventory Growth

Despite stronger sales activity, days on market rose slightly, largely due to an increase in available inventory. Rutherford County currently has approximately 1,306 homes on the market, compared to about 1,140 homes at the same time last year.

As more sellers bring homes to market—especially with the spring selling season approaching—buyers are seeing more options and taking a bit more time to make decisions.

Mortgage Rates Supporting Demand

Mortgage rates have also helped stimulate buyer activity. Conventional mortgage rates are currently hovering around 6%, with some recent movement into the high 5% range, while FHA loans are available around 5.75%. Market Balance

Overall, Rutherford County currently sits at just over a three-month supply of homes, which is considered a balanced market. In most price ranges and locations, conditions slightly favor buyers, offering opportunities for negotiation while still maintaining healthy demand.
