The Rutherford County housing market continued to show signs of a balanced-to-buyer-friendly environment in May, with steady sales activity, increased buyer demand, and growing inventory. But the biggest take-away is hidden in the 6-month pricing data. Read on for our in-depth look at the most current local market data. 
Sales Activity Remains Stable
Closed sales in May were essentially unchanged from the same month last year. However, pending contracts increased 13.6% year-over-year, indicating stronger buyer activity and suggesting that future closings could trend higher in the coming months.
Homes are taking longer to sell than they were a year ago, with the average days on market increasing from 29 days to 37 days. Median price per square foot jumped back up to $221, marking the new high point since the beginning of last year, and only one dollar off our all-time peak.
Inventory & Market Trends
Inventory remains elevated, with just over 1,500 homes on the market. The current housing supply sits at 3.62 months, placing Rutherford County in a market that slightly favors buyers.
Some segments are experiencing even greater supply. Townhomes, for example, currently have over five months of inventory, creating increased competition among sellers.
The Importance of Pricing Correctly
One of the most revealing trends in today's market involves pricing strategy.
