The Rutherford County housing market delivered some of its strongest numbers in nearly two years during June, signaling continued improvement as buyer confidence grows. While the market isn't booming, several key indicators suggest a healthy, gradual recovery is underway. Read on for our in-depth look at the most current local market data.

Strongest Sales Activity in Nearly Two Years

June was a standout month for closed sales, increasing 7.27% over June of last year. Even more encouraging, pending contracts jumped 30% year-over-year, marking the second-highest month for pending sales in the past 31 months.

Those numbers point to increasing buyer confidence and could translate into stronger closings throughout the summer.

Inventory Reaches a Six-Year High

One of the biggest stories this month wasn't just buyer activity—it was inventory.

Rutherford County added 906 new listings during June, the highest number of new listings added in a single month since July 2020 (as tracked in our seasonal snapshot data). More inventory gives buyers additional choices while creating healthier competition among sellers.

Despite the surge in listings, the market remains balanced with 3.72 months of inventory, only slightly favoring buyers. Days on market also improved slightly, decreasing by three days compared to May.

One other notable shift happening in the local market is in the $250-300K price range, where we've surpassed a 3-month supply of homes for the first time in over a decade. 83% of active listings in that price point are townhomes, so were beginning to see a saturation of townhomes across all of the lower price ranges. It's key for those sellers to be priced to show their value and set them apart from day one.

Home Prices Continue to Hold Firm

One of the most encouraging trends continues to be pricing stability.

The median price per square foot finished June at $221, virtually unchanged from recent months and just below the market's historic peak.

While some sellers have offered additional incentives to attract buyers, home values themselves have remained remarkably resilient. For nearly four years, Rutherford County's median price per square foot has remained within a narrow range between approximately $215 and $222, demonstrating long-term stability even as the market has normalized following the extraordinary appreciation seen during the pandemic housing boom.

What's Driving the Recovery?

Several factors appear to be contributing to the increased activity.

Mortgage rates have become more stable after months of volatility, giving buyers greater confidence when planning a purchase. At the same time, many homeowners who delayed moving over the past few years are finally deciding that life changes—whether needing more space, less space, or simply relocating—outweigh the cost of today's interest rates.

Population growth also continues to fuel local demand. Approximately 2,400 people move into the greater Nashville region each month, with roughly 500 of those choosing Rutherford County. That steady influx of new residents continues to support long-term housing demand.

A Gradual Recovery–Not a Housing Boom

While June's numbers are certainly encouraging, it's important to keep expectations grounded.

This doesn't appear to be the beginning of another rapid housing boom. Instead, the data points toward a gradual, sustainable recovery built on increasing inventory, improving buyer confidence, stable mortgage rates, and continued population growth.

For buyers, there are more homes to choose from than there have been in years. For sellers, well-priced homes continue to attract strong interest while values remain stable.

As the market continues through the second half of 2026, all eyes will remain on mortgage rates—but for now, Rutherford County's housing market appears to be moving in a healthy direction.
